Discover How To Design Your Kitchen With Ease

Thursday, July 8th, 2010

Popular opinion, which is usually right, says that the easiest, simplest way to lay out your new kitchen is to use the kitchen triangle design technique.

This simple idea gives you a tried and tested method to organising your kitchen so that the most used appliances and areas are located close to each other.

The sink is the work site for preparation, the cook top for cooking, and the refrigerator for cold storage. These are the hub of all kitchen activity. A functional and well-designed kitchen allows for good work flow and pleasant experience.

The basic layout of the kitchen design is a triangle with their three sides measuring no more than 26 feet in length. The straight line between any two of the work stations should be between 4 and 9 feet, without being impeded by a peninsula or island by more than 12 inches. Further, household traffic should not flow directly through the work area.

The justification for these rules are that the kitchen worker will often move between these areas and as such the spacing will promote a more efficient and nicely streamlined workflow.

The triangle method is adaptable too and can be made to work with most sizes of kitchen.

The Double L kitchen allows ample storage and counters for larger kitchens, and with an extra sink or cook top provides two functional triangles for a second cook. The U- kitchen allows for three walls with the sink in the center section and cook top and refrigerator opposite one another.

The G- kitchen builds upon the U-shape by placing a fourth wall with an extra sink or cook top, creating two functional triangles. An I-shaped kitchen in a small, confined, and narrow area can be used if the sink is in the middle. A central sink allows for this non-triangle to benefit from the triangle concept in part.

The Galley is a Double I-shape, with cabinets, counters, and our three key elements on opposing walls. The sink should have its own wall facing the cook top and refrigerator.

A few things to consider when preparing your kitchen triangle design is the space available to you, how that space interacts with home traffic flow, whether you need a double triangle, and for how many you typically prepare.

The usual kitchen design is best with one cook in an area that is not part of the normal traffic flow of the home. Be advised however that some of the variations, such as the G- and Double L-shaped kitchen, are design tweaks especially suitable for more than one cook and homes where more than one preparation areas are required.

The kitchen triangle design is a useful and proven concept providing one avenue for making your house your home, and the masterpiece you craft using this triangle and modifying it to your needs can attract and bless your home for many happy years.

Renovating Your Kitchen For Less Money

Monday, July 5th, 2010

Although mortgage rates are not especially high at the moment in relation to past levels, there is a downward pressure on wages, which can make home-owners feel that there is not much money to spare, irrespective of what the value of their house is.

There is no way of getting around it, owning a home is expensive: there is the mortgage and there are the maintenance costs.

However, there are some alterations that are essential. Your house must be structurally sound, the roof must not leak and the working area of the house, the kitchen, has to be in fairly good condition. The quality of life of the family will deteriorate if the kitchen is sub-standard and the value of the property will drop in comparison with similar houses with a contemporary kitchen.

So, if you decide that you want to or even have to remodel your kitchen, you need to think about the costs of doing the work. The cost of remodelling the kitchen can be quite alarming at first sight, but you should bear in mind that you will more than increase the value of your house than the cost of the refurbishment and that it will almost certainly last you ten years or more.

If you discover that you have to have the work done, but that you just cannot completely afford it, maybe your mortgage provider will advance you the money after seeing the drawings and the builder’s estimate.

Having said that, there are a number of means of reducing the costs of remodelling your kitchen. You could save a few hundred on architect’s or interior designer’s fees by ringing the local technical college and asking if one of the interior design students would like to use your kitchen as a project. You can still pay, but not so much.

Another way of eking money out is by just renewing the doors of the kitchen cabinets, not the cabinets themselves. Similarly you could refresh the kitchen by renewing the light fittings and swapping the light switches for dimmers.

Old, yellow light switches look so bad to a young, first-time buying couple. Change the fluorescent light tubes and deflectors too if they are covered in fly muck.

A new set of nets and curtains does not have to be expensive, but it can make such a change that you may decide not to sell. Really! Take a paint brush to the walls and paint them in a bright shade of off white. Apple white looks nice or paper the walls as an alternative.

If you think that this is still not going far enough, look for the most modern cooker you can afford. Young, first-time buyers are always impressed by the latest technology and if you do not have a fitted kitchen yet, consider calling a carpenter in for an estimate to link all your units up – it need not be dear.

These are the basic tips of how to go about remodelling your kitchen and saving money and when you have sold your home, you will see your expenditure come back several fold.

Should I Hire A Builder To Refurbish My Kitchen?

Sunday, July 4th, 2010

When you want to have your kitchen refurbished, the question arises whether you get a professional to do the remodelling for you or whether you do the job yourself. This should be an easy question to answer. If you do not have the expertise to do the work, let a professional builder do the work. Professional builders make such renovation look easy, but that is because they do it every week of their lives.

If you want a proper job done on your kitchen, you should not use your own kitchen to practice on. Builders have studied under their older colleagues before they started doing anything alone. There may not be any apprenticeships any more, but the younger workers still learn from their more experienced co-workers.

Builders are expensive, it is true, but why should they be cheap? You will pay for your kitchen once and get pleasure from it for ten years or more. Professional builders will do a near perfect job and if the result is unacceptable to you, you will have the right to complain and probably have it put right. This is because real builders have to deliver an adequate standard of work or they can be taken to court.

The time element is an important factor when considering hiring builders. Having done this work for several or even many years, they will know precisely what they are doing. They will not have to waste much time figuring things out. They will have come across most situations or problems before. This means that the job will get done much more quickly.

This may not sound important to you right now, but there are thousands of people around the country who shrink from going home every day because the kitchen is like a bomb site and has been for months because someone in the house has under estimated the difficulties involved in renovation or over estimated how much skill at building they possessed.

This always leads to arguments and nagging and normally a contractor is called in eventually to pick up the pieces and just get the job finished as soon as possible. By the time they get to this stage, frequently the money has run out and they end up with a less than ideal kitchen. Sometimes worse than when they started out.

The safety side is very important too. A professional will leave your kitchen in a safe condition when he or she goes home at the end of the day. There will be no naked live wires or broken plugs to contend with and the floor will not be like an obstacle course for you to cope with every time you want a cup of tea. Apart from this, you or your DIY spouse will not have to climb ladders, use power tools or hack off old materials with a five pound lump hammer and a bolster. This is a very real benefit.

The outlay can be worrying, but a project such as renovating your kitchen will increase the value of your property and raise your quality of life. If need be, perhaps your mortgage provider would give you a small loan, once they have seen your kitchen renovation plans and the builder’s quote.

The Advantages Of Remodeling Your Kitchen

Tuesday, June 29th, 2010

There are two main motives for deciding to take on some sort of home improvement project. The first is that the owners have become dissatisfied with that room of the house; that is that it has become shoddy or old-fashioned beyond endurance and the second is that the owners want to add value to the house because they are thinking of selling it. Two of the main advantages of remodelling your kitchen are that it makes cooking easier and more pleasant and that it adds value to your house

When house builders or estate agents try to market a house, they always market to the woman in the family. This is because most men know that a happy family life centres on their wife being happy. Therefore, estate agents and builders try to sell a special kitchen and a comfortable master bedroom, but above all, a good kitchen.

Everybody knows that once the family comes, the lady of the house will have the ultimate responsibility for supplying food, even if her partner does cook and wash up every other day.

I know that this sounds sexist and old-fashioned, but you also know that it is true and so do estate agents and builders. This is why if you are thinking of selling your house, you ought to take a good, hard look at your kitchen and ask yourself: if I were buying a new house, would I think that this kitchen is good enough?

There is simply no doubt that the remodelling of the kitchen will augment the value of your house, but by how much depends on how well the remodelling was done. You may choose to do the work yourself, if you are adequately competent.

On the other hand, if you are not competent, but you are going to remain in the house, all well and good. However, if it your intention is to sell and you are not up to the venture, get a contractor in, no matter what the cost because you will reap rewards.

If most of your kitchen is OK, you may opt to just replace the cabinet doors and the cooker and perhaps paint the wall, but most people can recognize a cover-up job, if that is what you are trying to do. In brief, if your kitchen needs renovating, you will have to do it to get a favourable price for your house.

There is no question about it though, that remodelling your kitchen is expensive, but you have to bait a sprat to catch a mackerel. If you spend $5,000 on remodelling your kitchen, it could easily not only add $7,000 – $10,000 to the value of your house, but also make it sell more quickly too. A double whammy!

If the remodelling looks good.

There is no other single job in a house of a decent standard that will add as much value to the house as remodelling the kitchen. You can forget about insulating the loft or installing double glazing. Remodelling your kitchen is number one and always has been.

What Makes An Ideal Kitchen?

Sunday, June 27th, 2010

The kitchen is just about the most essential room in the home. Basically, it is the family’s workshop and the main person who takes care of the household will spend a great deal of time in it. Therefore, if you are constructing a new house and you have some input in the design or if you are renovating your kitchen, you should take a little time to learn what makes an ideal kitchen.

As with every other room, the first aspect to consider is the light. You should allow as much natural light into your kitchen as you can. If you can have two or more windows, so much the better. Make sure that these windows can open wide too so that you can allow the air to change through circulation easily.

You will also have to provide mechanical ventilation for when the weather deters you from opening the windows. The amount of steam produced and kept in the kitchen has an effect on every room in the house and damp and mould are unhealthy.

Make the kitchen as large as your family requires, but bear in mind that it can become tiresome very quickly if you need to keep walking five or six yards to get anything. So, have a large kitchen by all means, but keep your working area, the so-called ergonomic working triangle, compact.

The floor covering is important because things get spilled and you do not want these spillages soaking into carpets or wooden floorboards where they will go musty and attract insects or rodents. The best surface for a kitchen floor is ceramic floor tiles, properly grouted to make your floor impervious. If you have to have a wooden floor or you just really want one, keep it waterproof by polishing it every week.

Finally, for decoration, keep all kitchen colours light and bright: white, off-whites and yellow are the best for the floor, walls and ceiling. Put some pictures up and maybe a few romantic candle wall sconces and grow a couple of potted plants around the place.

You should have a lot of cupboard space and each cupboard or cabinet should be devoted to one sort of thing, so that everybody can find what they want. Some people prefer sliding doors, others prefer swing doors. I find that what I want is always on the shut half of sliding doors, so swing doors for me. If the cabinets have ventilation, which is a good idea, cover the holes with fly screen to stop insects and reduce the dust gaining access.

Some people like their cabinets to be on wheels so that they can clean behind them, but I prefer to have a fitted kitchen, so that the dust can not get behind there in the first instance. Whatever you choose, it should be easy to keep clean and preferably all be in a similar style and colour. It is best to have everything colour co-ordinated.. White or light oak looks wonderful.

You will have to have a table or breakfast bar to eat at and there should be a pendant light above it for reading by. Maybe one of those pull down lights that look as if they are on a spring, so that you can push it back up if it gets in the way. Clearly, the size of the table and the number of chairs depends on you and the size of your household.

Is It A Good Idea To Remodel Your Kitchen Yourself?

Friday, June 25th, 2010

Are you one of those who wants or has to renovate your kitchen? Are you doing it because your kitchen is old-fashioned and tired-looking or because you are fed up with it? How are you thinking of going about it? There are after all two means of going about remodeling your kitchen. Specifically, you can either remodel your kitchen yourself or you can hire someone else, hopefully a professional, to remodel your kitchen for you.

If you are a keen hobbyist or do-it-yourselfer then there is no reason why you cannot remodel your kitchen yourself. If you decide that you want to remodel your kitchen yourself, you ought to first work out what you would like your new kitchen to look like, then establish which skills will be required to conclude the jobs and then decide whether you possess the necessary skills to complete the renovation work.

There are advantages and disadvantages to both approaches. The main disadvantage of having a professional contractor remodel your kitchen is the cost, which varies, but can be quite high. The advantages are that the job will be done quickly and well and if it is not done well, than you withhold payment. You will also have a warranty.

The disadvantages of remodelling your kitchen yourself include possibly not getting as good a finish as with a contractor and the burden on your free time, if you have a full-time job. There can also be a lot of nuisance because it will take you longer. This frequently leads to arguments with your partner.

The advantages when you remodel your kitchen yourself are a saving on costs and greater flexibility. When you hire a professional contractor, you will describe what you want either verbally or via a drawing. The contractor will give you a quote based on those specifications, but jobs like this seldom finish as the specifications predict.

There are always variations and this is where some contractors bang the costs up, knowing that you are half-way through the job and cannot change contractor easily. If you are remodelling your kitchen yourself you can change your plans whenever you like.

A high percentage of do-it-yourself remodelling jobs either go wrong or just never get finished because the DIYer realizes all to late that he either does not have the necessary skills or just does not have the time. Every contractor has stories of wives phoning in tears saying that she and the family have been living in a tip for six months and that she just must have the job done. Invariably the husband DIYer will only get home every night after the builders have left. In the UK, they are called botch jobs.

Botch jobs are more costly to put right than it would have cost to do the job professionally in the first place. This is often because the remodelling was started because the kitchen was in a bad state – the tiles and the plaster was literally falling off the walls, but after someone has put new plaster or tiling on badly, it is nevertheless new and very hard and more difficult to remove.

The lesson of this is to be very conscious of your personal construction skills before you start to remodel your kitchen yourself.
